About Celebration

Celebration, FL has the perfect combination of education, health, community, technology and architecture making it a great place to live, raise a family, work and play.

In 1994 the Walt Disney Company figured out what they could do with a sliver of undeveloped land near Disney World. Executives had a vision and decided to transform the swampland into a master-planned living community deeming it Celebration, Florida. They were looking to create a community that maintains the image, spirit and standards of Disney. As with anything associated with Disney, you can expect the town to be safe, happy, well-taken care of. That is what you will find in Celebration, Florida. World Drive is one of the main streets of Celebration and it connects directly to the Magic Kingdom of Disney World. The philosophy behind the town is that it is to be a friendly neighborly place and it is to be a place that draws its design and its sensibility from such places as Savannah Georgia; Nantucket, Massachusetts; and Charleston South Carolina. Celebration is a return to the good old-fashioned small town values complete with its safe and well-manicured street. Instead of using Disney's vision for Epcot which was based on modernism and futurism, the town of Ceelbration uses the concept of New Urbanism to emphasize parks, sidewalks, and a mix of residential and commercial space.

The majority of homes are within one mile of the downtown area Community events are held downtown throughout the year, for example, during the Christmas season it "snows" on Market Street (bubbly foam blown from machines on the lampposts).

Celebration hosts the perfect mix of townhouses, condominiums, single family homes lake- front properties and estate homes all nestled together within the beautiful neighborhoods that each offer community pools, club houses and facilities. It was build to portray a pre-40's type of town, featuring classical architecture with garages located behind the houses and beautiful front porches and white picket fences. You will always see neighbors socializing, walking, biking or using their Neighborhood Electric Vehicles to get around town.

Celebration Town Center, a lakeside shopping area, is home to many retail shops, restaurants, an ice cream parlor, and a beautiful hotel.  Market Street is the heart of Celebration's town center, featuring a Farmers Market every Sunday morning that offers the freshest fruits, vegetables, crafts, and much more.

Dining in the Celebration Town Tavern is a must for vacationers and a town favorite for residents. They offer an extensive menu including that seafood that originates from Boston. The award winning Columbia Restaurant offers a Spanish/Cuban cuisine in an old -world setting. Cafe D'Antonio features a menu with items and recipes from the heart of Italy. All three of these restaurants are located on Front Street and offer outside, lakeview dining  for an even  more special experience.

For the golf enthusiast in your family, Celebration Golf Club features a course designed by Robert Trent Jones that can be enjoyed by an amateur and also be challenging for the professional. Course amenities include a practice green, driving range and a practice chipping hole. There is also a 3 hole Junior Course that is well suited for 5-9 year olds.

After enjoying dinner at one of Celebration's fine restaurants, grab your loved one or family and take a carriage ride provided by Misty-Blue Acres. They are offered every Friday, Saturday, and Sunday from 6pm to 10pm.

Celebration, FL is home to many special events throughout the year from Spring Art Festivals where you can purchase paintings and photography, sculpture and pottery to the Great American Pie Festival that is sponsored by the American Pie Council. The most fun you will ever have is watching or participating in the pie-eating contest.  The Never-Ending Pie Buffet features award winning pies, ice cream and toppings.

Oktoberfest is a festival where autumn leaves fall each evening downtown on Market Street, that your kids will absolutely love! This festive occasion also provides a chance to take a hayride, paint a pumpkin and dance to a live band.

And the "Now Snowing" Christmas Event features hourly “Winter Wonderland Snowfall” every night throughout the month of December! Disclosure Laws >Potential Problems

Every house has some "quirks", and some have material defects that may affect the sales agreement or the asking price. Placing a less-than-perfect house on the market is fine as long as you and your real estate agent give the buyers information on any "hidden defects".

Most litigation in real estate transactions involves the buyer suing the seller for failure to disclose a problem. Whether it is a leaky roof, dry rot, plumbing or heating problems, or a wet basement, most courts do not apply the "let the buyer beware" rule to real estate transactions. Even if the buyers had a structural inspection and you sold the property "as is," you may be held responsible for undisclosed defects.

Sellers have an obligation to disclose both obvious and hidden defects. Courts have not been sympathetic to sellers who have lived in a house and are in a position to know what works and what doesn't, but do not fully reveal the facts. This is one area where honesty is the only policy. Ask your agent for help if you are unclear about any aspects of the disclosure form.
