New Financing Options for Real Estate Investment

Real estate investors now have a new financing option for future developments…..crowdfunding sites! These sites have expanded beyond providing financial support for charity and new businesses following recent SEC rules that have expanded online real estate investing to more people. This allows for whole new investment avenues for individuals interested in real estate investment.

There are several new crowdfunding websites that are modeled after the more established crowdfunding sites, such as Kickstarter. The website Patch of Land allows accredited investors to be matched with borrowers looking for timely, short term investments to improve properties across the United States. There are no limits on the total number of funds that can be raised through their site.

The company’s hope is to expand traditional lending options for real estate projects and increase transparency in the process. Other websites, such as Seed Invest and Next Seed, allow developers to find investors. You must be an accredited investor to use Seed Invest. However, Next Seed expands investing options to everyone, regardless of income.

Although such websites are new, the potential for future growth is exciting. It is predicted by some industry experts that such financing sites could raise $45 billion annually for real estate projects all over the country. The new regulations allow each company to raise up to one million dollars over the course of a year. These financing websites are currently for larger developments but it could be expanded to include smaller projects for people wanting to invest in real estate, such as house flipping.
